At Now Rooms Liverpool we have a portfolio of just under 700 student and professional rooms covering most Liverpool postcodes. Our rooms range from a few tiny single rooms, doubles, large doubles, ensuite rooms, and large studio rooms in purpose built student accommodation. Our rooms are in L1, L2, L3, L4, L5, L6, L7, L8, L9, L13, L15, L16, L17, L18, L19, and L20.
We have conducted an analysis in October 2018 of all the professional tenants who rent with us. Whilst we have a strict tenant application process, we still believe this data is a good reflection of the professional market in Liverpool who rent a room in an HMO.
We wanted to look into the types of tenants who were renting our rooms to understand the economics in play across the city.
The below graph shows the distribution of earnings for our professional tenants in HMOs in Liverpool. It is clear that 80% of working tenants in HMOs in Liverpool earn between £15,000 and £25,000 per annum. This is excluding any bonuses and is just based on basic salary.
The average salary is £20,600 per annum. The highest is £42,000, the lowest is £8,000.
This data may be a little skewed due to our strict application criteria. We have an earnings criteria that must be commensurate to the monthly room rent, therefore most applicants on part time hours or 16 hour weekly contracts aren’t able to rent our rooms if they can not meet the earnings ratio required for the room rate they apply for.
