We are a national based HMO Letting Agency that specialises in excellent HMO management and marketing to maximise return for investor landlords. Our head offices are in Liverpool and we have Territory Managers in each city across the UK. We specialise in high quality HMO management – letting rooms quickly, maximising rents, best possible tenants, and quality management services including compliance and certification.
We are all experienced property HMO Managers and have in the HMO industry for 8 years. The Directors also have their own HMO portfolios so they know only too well the requirements that landlords have and the challenges that the market can bring.

We look after a range of tenants in our house shares. We have professionals, students and DSS tenants, however we never mix tenant profiles within our houses unless specified by our landlords they are happy to do so.
Our HMO Management Services
We believe in tailoring our service to our landlords, but in short we cover all elements of letting rooms to tenants Any new landlord we work with we complete a demographic and amenities questionnaire which allows us to understand what types of tenants you want, the amenities you have in the house and any offers you want to us to promote your room.
We visit the property to conduct a full assessment of amenities and take marketing photos. We then advertise the house to rooms to rent. We organise viewings and meeting tenants to show them around. We do evening, weekend, morning and day time appointments.
We conduct a full tenant application process that covers credit checks for tenant and guarantors, previous landlord reference, employment reference and right to rent checks.
On moving in we provide tenants with ASTs, Guarantor agreements, Inventory lists, How to Rent booklets, EPCs and Gas safe certificates, and keys. We register deposits with the DPS if we need to register them.
On a monthly basis we collect rent. We deal with any concerns tenants may have whilst living in the property and have a mobile phone number available for all days of the week. We visit each property once a month to inspect the communal areas, and if permitted by the tenants we also conduct room inspections. We record meeting readings and itemise any issues with maintenance on the house. We can even organise your fire safety, your gas safety and monthly cleaners and gardeners. We also have a team of joiners and plumbers so can manage all elements of maintenance and building work.
Now Rooms filled 6 rooms in 3 weeks for me on my newly refurbished HMO. I recommend them for finding tenants, they are quick at filling rooms.
